The Terminal F Program at Dallas Fort Worth International Airport represents the development of the airport’s sixth passenger terminal and the first entirely new terminal constructed at DFW since Terminal D opened in 2005. The project forms a major component of DFW Airport’s long-term capital development strategy intended to accommodate continued passenger growth and expand airline operational capacity.

The initial phase of Terminal F is planned to deliver approximately 400,000 square feet of new terminal space and up to 15 aircraft gates, with the overall program designed to expand to 31 gates through future phases as passenger demand increases.

Terminal F will provide modern passenger processing facilities including ticketing areas, security screening checkpoints, baggage handling systems, concessions, dining amenities, airline operational spaces, and passenger circulation areas.

Additional program elements include construction of a new Skylink station, roadway and curbside access improvements, and landside infrastructure supporting passenger access and parking. The terminal will also include connectivity to Terminal D and expanded international-capable gate facilities.

The project is being delivered using a modular construction approach in which large prefabricated structural modules are assembled offsite and transported to the airport for installation, helping accelerate construction while minimizing disruption to ongoing airport operations.

APR personnel supported cost and schedule efforts during the planning, design, and procurement phases of the Terminal F Program. Work included development of program-level budgets, cost modeling, and support for procurement activities associated with both Design-Build and Design-Bid-Build delivery components.

APR staff contributed to negotiations with the Design-Build contractor during development of the program’s initial Guaranteed Maximum Prices (GMPs) and the subsequent stipulated sum agreement valued at approximately $832 million. Estimating support also extended to the program’s reprogramming phase as the terminal concept expanded to a 31‑gate international-capable facility.

APR’s estimating professionals supported cost oversight activities associated with several related program elements including the Baggage Building, Terminal E Infill work, baggage handling system infrastructure, and associated tunnel connections supporting terminal operations.
